Monument Falls POA Properties

All MFPOA properties fall under the POA by-laws and original restated covenants. These by-laws and covenants protect the shared ownership of our private roads and protect the rural nature of our properties. Please pay close attention to the tree clearing guideliness, paint color, and setback requirements. Any observed deviance from these guidelines by current properties does not ensure future allowance of this deviance.

POA STRUCTURE
​The POA is made up of owner volunteers. Each lot has one vote for the board and one vote for the annual dues regardless of property size. The Board of Directors is responsible for creating and managing the annual budget and maintaining the shared property (roads, entrances, and mail receptacles).

ANNUAL PROPERTY DUES
Currently, all lots are assessed $600 per year per lot regardless of lot development. At the annual meeting, dues are recommended by the board and voted by the members. The only permanent exceptions are lots that do not currently require access to privately-owned roads. 

IMPACT FEE CALCULATIONS. 3.4.2 Construction Impact Fees.
All lots that utilize Monument Falls private roads for construction access are subject to a Construction Impact Fee for any construction of any structure of 200 square feet under roof or larger requiring a County building permit. This form and fee must be submitted four (4) weeks ahead of planned construction. 

A completed notification package includes the form available within the owners portal, with the following items uploaded:
1. Construction Checklist
2. Copy of the approved building permit
3. Copy of the building plans
4. Signed Contractor's Code

These fees will be billed to you within the owner's portal upon approval of the construction form and can be paid online or via check. Payment of impact fee of $.50/square foot is required before the start of construction. This is used to mitigate unseen wear and tear on private roads and to restore or repair minor damage to the culvert and paved surface immediately adjacent to the new construction lot and to MFPOA roads used to access said lot. 

SUPPLEMENTAL COVENANTS
A limited number of properties (19) also elected to place themselves under a secondary set of supplemental covenants.
